The Clover Room
The clover room has gentle hints of green. On the ground floor the Clover Room is best suited to any guest requiring the easiest access (please note there are still a few steps to this room). A large king size bed with a luxury mattress that is extremely comfortable. Exposed beams and an inglenook fireplace give this dual aspect room heaps of character. This room also feature a log burner to add that little extra touch of cosy romance. A large en-suite the bathroom features a jacuzzi bath and separate shower.

Daisy Room
The Daisy Room
One of our personal favorite rooms The Daisy room maybe the smallest bedroom but it is just oozing with character and charm. Overlooking the front of the house it has a beautiful view across the garden and meadows. With a good size en-suite shower room, king size bed with organic luxury mattress. The room is decorated with subtle shades of cream and yellow.

Orchid Room
The Orchid Room
One of our largest bedrooms The Orchid room has dual aspect to the front and the back of the house. Fitted out with Louis XV bedroom furniture this room features a king size bed with an organic mattress. As well as the usual set of draws and wardrobe this room also features a desk and wi-fi internet so ideal if you need to do a little work while here. The room is decorated in neutral colours with splashes of deep red combined with the rich mahogany colours of the furniture bring the aspect of the deep red variety of the wild meadow orchid. The orchid room has a good size en-suite shower room.

The Buttercup Room
A quirky room indeed. A large bedroom featuring a king size bed with organic mattress. Built in wardrobes, draws and a writing desk. This room has a small en-suite shower room. This room also has a comfortable sofa bed and therefore would be advised as our only family room sleeping up to 2 adults and 2 children. The room also features an oak desk with wi-fi internet. A very cosy yellow decoration that goes someway to express the exuberance of the buttercup.

We are currently restoring this beautiful bow top Gypsy Caravan and will be avaliable on a B&B basis.

Beautiful traditional bow top gypsy horse-drawn wagon. Built on a finely carved, detailed Evesham dray with wooden wheels, iron tyres & sweeping lock (turn-table). We are currently restoring this wonderful space that will be fitted to the same standard as our main house. The wagon will be fitted with a wood burner, sink, kettle. The shower room is in our studio. There is an additional option of a bell tent, fully equipped to sleep upto 3 children.

The Wagon and tent will be situated in the Lavender Garden. Avaliable to rent from Mid May.

Jane, Duncan our two young sons Rubén and Marley and Diego the cat would like to welcome you to Hay Meadow Farm. We are a warm, cozy and friendly guest house situated between Holsworthy and Launceston on the Devon & Cornwall border.

Hay Meadow Farm (formerly Haye Farm) is a 12th century thatched manor house with origins dating even further back. Mentioned in the Doomsday Book the farm is steeped in history and the cottage with its inglenook fireplaces and exposed wooden beams is brimming with character.

The 800 Year Old Fire Place in the Dining Room

As an organic farm, and lovers of the earth we try to ensure all we do has the minimum effect on the environment. Our Eco polices on how we run the farm and our personal lives is important to us, we consider all we buy from furniture to the coffee.

Our electric supply is from renewable energy even the oil for our heating is biofuel. We use low wattage energy bulbs, firewood and vegetables from our own land, even the mattresses and curtains are made from natural organic fibre.

We hope that your dining experience at Hay Meadow Farm will be as enjoyable as your peaceful nights sleep. Our food is organic, local and fair trade wherever it is possible. We aim for the majority of the food we serve to be produced within 20 miles and in the case of herbs, fruit and vegetables on the farm itself.

We are as passionate about the service as we are the food, so enjoy a tasty home cooked meal in the comfort of the dining room, with it's 800 year old fireplace, exposed beams and even a creamery where they would have once made the traditional Devonshire clotted cream.

Each room is tastefully decorated and very loosely themed around wild meadow flowers. The bedding is 100% natural cotton, mattress that are organic, luxurious and extremely comfortable, even the curtains are handmade from organic hemp. The carpets are pure wool, light fittings are hand forged iron and combined with the wood and stone of the building the feeling of everything being natural adds to the sense of history

We have aimed for an informal yet stylish finish, one that is warm, comfortable and inviting. We hope you will enjoy this 800 year old building as much as we do.

Situated in an extremely rural setting the manor house and meadows are very tranquil indeed. Surrounded on three sides by woodland and with meadow on the other you can really get the sense of privacy and seclusion. With some of the darkest night skies in britain on a clear night you can see the stars in all heavenly splendor.

The farm is run organically using permaculture methods. The hedgerows and meadows are managed in a way to give maximum benefit to wildlife.

The manor house is available for private hire or the land or both. We can offer outside structures such as marquees, yurts and teepees. We can also offer catering facilities or a full catering service. We can run your outside event from our portable solar system and offer some very groovy LED lighting and an incredible 3.5kw digital sound system. We also have some great contacts with many DJs and Live Bands. We can help you to arrange your event or you can simply hire the venue, it's your choice.

Our food is fresh, organic, fair trade and local wherever possible. All meals freshly prepared and homemade. We have a passion for good food that we hope you can taste. We pride ourselves on cooking the best possible ingredients with love and care.

We are happy to provide an evening meal served in our characterful dining room, with it's exposed beams, inglenook fireplace with log burning stove that all help to create a beautiful cozy environment.

If you have any dietary requirements we are always happy to accommodate any reasonable requests.
